Roofing in Port Charlotte
Port Charlotte is a large unincorporated community in Charlotte County, a short drive up I-75 from our Fort Myers base. Much of it was laid out as a planned community from the late 1950s onward, with long grids of single-family homes and miles of canals that connect to Charlotte Harbor and the Peace River. That means a wide mix of roof ages, from original-era homes that have been re-roofed several times to newer construction.
Few places in Southwest Florida know hurricanes better. Hurricane Charley struck Punta Gorda and Port Charlotte in August 2004, and Hurricane Ian brought damaging winds and rain to Charlotte County in September 2022. Many Port Charlotte roofs were replaced after one storm or the other, and some of those post-storm roofs are now reaching the age where insurers start asking questions.
Roof replacement in Port Charlotte
Because Port Charlotte is unincorporated, re-roof permits go through Charlotte County's building department. We pull the permit, tear the old roof off to the deck, replace damaged decking, and install a new roof system to the current Florida Building Code, with the required inspections along the way. Architectural shingle is the most common choice on Port Charlotte homes, with concrete tile and metal close behind, and metal is a popular upgrade on canal-front homes.
Roof repair in Port Charlotte
We repair leaks, lifted or missing shingles, cracked and slipped tiles, failed pipe boots and worn flashing. On canal-front homes, salt air and humidity are hard on metal flashing and fasteners, so we check those closely. If the rest of the roof is sound, a repair can buy years of life. If it is not, we will tell you and give you an honest replacement estimate.
After Charley and Ian: insurance and roof age
Many Port Charlotte homeowners hear about their roof first from an insurance renewal or a request for a roof inspection. Florida law limits when an insurer can refuse to write or renew a policy based on roof age alone, and a professional inspection shows how much useful life your roof has left. We provide a free, detailed inspection with photos and a written estimate.
Roofing companies in Port Charlotte: what to check
Before you hire anyone, look up the contractor's license with the Florida DBPR, confirm they pull the permit, and get the scope in writing. Fair and Square Roofing is a State Certified Roofing Contractor (license CCC1331318), which is a statewide Florida license, and every job starts with a written estimate.

Port Charlotte FAQs
Roofing questions from Port Charlotte homeowners.
Who issues roofing permits in Port Charlotte?
Port Charlotte is unincorporated, so re-roof permits are issued by Charlotte County. We pull the permit and schedule the required inspections for you.
Do you really serve Port Charlotte from Fort Myers?
Yes. Port Charlotte is a short drive up I-75 from our Fort Myers base, and we provide free roof inspections and estimates for Port Charlotte homeowners, the same as in Lee and Collier counties.
Will my insurance company make me replace my roof because of its age?
Florida law limits this. Under section 627.7011, Florida Statutes, an insurer may not refuse to issue or renew a homeowner's policy solely because of the age of a roof that is less than 15 years old. For a roof that is at least 15 years old, the insurer must let you have the roof inspected by an authorized inspector before requiring replacement, and it may not refuse coverage solely because of age if the inspection shows at least five years of useful life remaining. Your insurer and agent have the final word on your specific policy.
What should I do if my roof is damaged in a storm?
First, stay safe and keep off the roof. Take photos of any visible damage from the ground and of any leaks inside. If water is coming in, move belongings and catch drips. Then call us at (239) 503-0609 to schedule an inspection, and contact your insurance company to report the damage. Our post-storm roof inspection checklist covers what to look for.
