- Your roof is 10 or more years old and has not been inspected

What a roof inspection includes
We start on the roof: the roof covering itself (shingles, tiles, metal panels or membrane), flashing at walls, valleys, chimneys and skylights, pipe boots and vents, ridge and hip details, and any sign of soft or damaged decking. Then we look inside where we can, for stains, damp insulation or daylight in the attic. You get photos of what we found and a written summary in plain language, and the inspection is free.
Tile roof inspection
Tile roofs are common across Lee and Collier counties, and they hide their problems. The tiles can look fine while the underlayment beneath them wears out, and walking a tile roof the wrong way breaks tiles. We inspect tile roofs carefully, look for cracked, slipped and missing tiles and exposed underlayment, and tell you whether the system has years left or is due for a re-roof. Learn more about tile roofing.
Roof inspections and insurance
Many Southwest Florida homeowners book an inspection because an insurer asks about the roof. Under section 627.7011, Florida Statutes, an insurer may not refuse to issue or renew a homeowner's policy solely because of the age of a roof less than 15 years old, and for older roofs it must allow an inspection before requiring replacement. An inspection shows what condition your roof is really in. Read more in our guide to Florida's 15-year roof rule.
Roof maintenance: an alternative to early replacement
Many roofs are replaced years before they need to be because small problems were left alone. A cracked pipe boot, a slipped tile or a lifted row of shingles lets water reach the underlayment and decking, and that is when repairs get expensive. Regular maintenance fixes those details while they are still small: clearing debris from valleys and drains, replacing worn sealant and pipe boots, resetting slipped tiles, and securing loose flashing. If your roof is structurally sound, maintenance and targeted roof repair can be the real alternative to roof replacement.
Inspections before and after storms
Hurricane season runs June 1 through November 30. A pre-season inspection catches loose flashing and worn details before the first storm, and a post-storm inspection documents damage early. See our post-hurricane season inspection checklist.

What homeowners say.
I had nothing less than a magnificent experience with this company. The owner, Rusty, reached out to me personally and had a very hands-on and transparent approach. … Rusty made sure he communicated every move with me, sent me progress pictures and was very punctual and responsive. He even conducted a free roof inspection before sending me a proposal. The pricing was very fair as well!
Wow! Finally an honest roofer! I called to have possible roof leak evaluated. Rusty was very thorough and reported a very small leak that was repairable. Totally 100% would recommend!
On a recent purchase of a home, we were in need of an roof inspection and repair. … I called Fair and Square Roofing who quickly provided an on site inspection and a Fair quote. Once we closed Fair and Square responded and repaired the roof promptly and courteously. I could not be happier.

Roof Inspection & Maintenance questions.

What happens during a roof inspection?
We look at the roof covering itself (shingles, tiles, metal panels or membrane), the flashing at walls, valleys, chimneys and pipe boots, the ridge and hip details, and signs of soft or damaged decking. Inside, we check the attic or ceilings for staining and moisture where we can. Then we walk you through what we found and whether repair or replacement makes more sense.
How often should a roof be inspected in Florida?
Once a year is a good habit, ideally before hurricane season, plus after any major storm. Older roofs and tile roofs benefit most, because their problems are easy to miss from the ground.
Is roof maintenance worth it, or should I just replace the roof?
If the roof is structurally sound, maintenance and small repairs usually cost far less than a replacement and can add years of service. If the inspection shows widespread wear, failed underlayment or soft decking, we will tell you that replacement is the better investment.
Will my insurance company make me replace my roof because of its age?
Florida law limits this. Under section 627.7011, Florida Statutes, an insurer may not refuse to issue or renew a homeowner's policy solely because of the age of a roof that is less than 15 years old. For a roof that is at least 15 years old, the insurer must let you have the roof inspected by an authorized inspector before requiring replacement, and it may not refuse coverage solely because of age if the inspection shows at least five years of useful life remaining. Your insurer and agent have the final word on your specific policy.
