What a roof replacement involves in Southwest Florida

A roof replacement, or re-roof, removes the existing roof covering and underlayment and installs a complete new roof system. In Florida, that work is governed by the Florida Building Code, which sets wind-resistance requirements for how the roof deck is attached, how underlayment and flashing are installed and how the roof covering is fastened. Every re-roof needs a building permit and passes inspections along the way.

Here is how a typical replacement runs with Fair and Square Roofing:

  1. Inspection and estimate. We inspect the roof, confirm that replacement is the right call and give you a written estimate. You choose the roof type and color.
  2. Permit. We apply for the re-roof permit with the right building department for your address.
  3. Tear-off. The old roof comes off down to the deck, and we protect landscaping, the pool area and driveways as we go.
  4. Deck repair and dry-in. Any rotted or damaged decking is replaced, the deck is re-nailed to code, and the new underlayment is installed. This is the layer that keeps water out if the roof covering is damaged in a storm.
  5. New roof covering. Shingles, tile, metal panels or a flat-roof membrane go on, along with new flashing, drip edge, vents and pipe boots.
  6. Final inspection and clean-up. The roof passes final inspection, debris is hauled away and the yard is swept for nails.

Choosing the right roof for your home

A re-roof is a chance to change materials. Architectural shingles are the most affordable and fastest to install. Concrete and clay tile are common across Lee and Collier counties and are often required by HOAs. Metal roofs are light, durable and reflect heat. Homes with low-slope sections need a proper flat roofing system. Changing from shingle to tile adds weight, so we check that the structure can carry it before recommending it.

Roof age, insurance and replacement timing

Many Florida homeowners start thinking about replacement when an insurance renewal asks about roof age. Under Florida law, insurers may not refuse to issue or renew a policy solely because of the age of a roof under 15 years old, and for older roofs they must allow an inspection before requiring replacement. A roof with years of life left may not need replacing yet, and our inspection tells you where it stands. If replacement is the right move, financing is available for qualified homeowners.

Roof Replacement FAQs

Roof Replacement questions.

How long does a roof replacement take?

Most residential re-roofs take a few days of work on site once the permit is issued. Shingle roofs are usually the fastest. Tile and metal roofs take longer because of the material and detailing. Weather, roof size, the amount of decking that needs replacing and the permit and inspection schedule all affect the timeline, and we give you a realistic schedule with your estimate.

Do I need a permit to replace my roof in Florida?

Yes. A re-roof in Florida requires a building permit from the local building department, such as the City of Fort Myers, City of Cape Coral, Lee County or Collier County, depending on where the home is. The permit comes with required inspections during and after the job. As a licensed roofing contractor, we pull the permit and schedule the inspections.

Will my insurance company make me replace my roof because of its age?

Florida law limits this. Under section 627.7011, Florida Statutes, an insurer may not refuse to issue or renew a homeowner's policy solely because of the age of a roof that is less than 15 years old. For a roof that is at least 15 years old, the insurer must let you have the roof inspected by an authorized inspector before requiring replacement, and it may not refuse coverage solely because of age if the inspection shows at least five years of useful life remaining. Your insurer and agent have the final word on your specific policy.

What is Florida's 25% roof rule?

For years, the Florida Building Code required that if more than 25% of a roof section was repaired or replaced within 12 months, the whole section had to be brought up to the current code. A 2022 change in state law (section 553.844, Florida Statutes) created an exception: if the existing roof was built, repaired or replaced under the 2007 Florida Building Code or later, only the portion being repaired or replaced must meet current code. Older roofs can still trigger full replacement. We check which rule applies to your roof during the inspection.
