- Leaks reported from more than one unit or building
- Roofs approaching the end of their service life
- Storm damage across several buildings
- Insurance renewal questions about roof age or condition
- The reserve study or an engineer's report flags the roof
- Tile, shingle or flat sections failing at the same time
When a repair may be enough
- Damage limited to one building or one section
- A failed flashing, valley or roof penetration
- A few cracked or slipped tiles
- A newer roof with an isolated leak
Condominium re-roofing for associations
A condo or HOA re-roof is a different job from a single home. There may be several buildings, residents living under the roof while work happens, a board that has to approve the spend, and a property manager coordinating it all. Fair and Square Roofing inspects every roof on the property, gives the association a written scope and bid, pulls the permits, and schedules the work building by building so residents know what to expect.
We replace and repair the roof types found on Southwest Florida condominiums and HOA communities: concrete and clay tile, architectural shingle, metal, and the flat and low-slope sections common on mid-rise buildings, carports and amenity buildings.
Condo roof replacement, step by step
- Inspection of each building. We walk every roof, document the condition with photos and note which buildings need replacement and which can be repaired.
- Written scope and bid. The board gets a clear scope of work and pricing it can compare and vote on.
- Permits and scheduling. We pull re-roof permits with the right building department and agree on a building-by-building schedule with the manager.
- Resident notice. Residents get notice before crews arrive, and we protect walkways, parking, pools and landscaping.
- Re-roof and inspections. Each building is torn off, dried in and re-roofed to the Florida Building Code, and passes its inspections.
- Close-out. Final inspections, clean-up and a completion update for the board.
Florida condo rules that involve the roof
Since 2022, Florida law has required condominium associations with buildings three habitable stories or higher to complete a structural integrity reserve study, and the roof is one of the items that study must cover (section 718.112, Florida Statutes). Those buildings are also subject to milestone structural inspections performed by a licensed architect or engineer (section 553.899). If a reserve study or inspection report flags the roof, we can inspect it, explain the findings in plain language and give the association a written repair or replacement proposal. This is general information, not legal advice; your association's attorney and engineer have the final word on compliance.

Condo roof replacement in Estero
Estero is full of gated communities with concrete tile roofs and strict architectural standards. We match approved tile profiles and colors, and re-roof permits go through the Village of Estero. See our Estero roofing page.
Condominium re-roofing in Port Charlotte
Many Port Charlotte condominiums were re-roofed after Hurricane Charley in 2004 or repaired after Hurricane Ian in 2022, and some of those roofs are now aging. Permits for unincorporated Port Charlotte go through Charlotte County. More on our Port Charlotte roofing page.
Condo re-roofs on Sanibel Island
In June 2023 we re-roofed two condominium buildings on Sanibel with metal panels after Hurricane Ian damaged their tile roofs, working through permitting, weather and supply constraints on the island. Salt air means fasteners and flashing must be chosen for coastal exposure. See Sanibel roofing.
Fort Myers, Cape Coral, Naples and Bonita Springs
We also re-roof and repair condominiums and HOA communities in Fort Myers, Cape Coral, Naples and Bonita Springs. In Collier County, we hold Collier County contractor license 201700001487 in addition to our state certification.

What our customers say.
Like many on Sanibel Island, I lost my roof to Hurricane Ian. My Homewatch guy recommended Fair & Square. First, they did a heroic job of installing a tarp on the missing portion of our roof before the causeway was repaired. That meant bringing men and material over on a small boat. Then, as soon as my insurance adjuster gave the green light for a roof replacement, they completed the work on time and for a reasonable cost. … Kevin, Rusty, and their crew truly lived up to their company's name. Can't recommend them highly enough.
F & S re-roofed our two condo buildings on Sanibel Island (June, 2023) with metal panels after Hurricane Ian damaged the previously-tiled roofs. Rusty and Mike efficiently and effectively shepherded their crews during a particularly difficult time (from multiple aspects - permitting, manpower, weather and supply availability constraints). … it earned those ratings and reinforced that reputation on our job too.

Condo & HOA Roofing FAQs
Condo & HOA Roofing questions.
Do you work with condo associations and property managers?
Yes. We inspect the roofs, prepare a written scope and bid for the board, pull the permits and coordinate the schedule with the property manager, with one point of contact from start to finish.
Can you re-roof one building at a time?
Yes. Condo and HOA re-roofs are usually phased building by building. That keeps disruption manageable for residents and lets the association plan the spend.
Does the structural integrity reserve study include the roof?
Yes. Under section 718.112, Florida Statutes, the roof is one of the items a structural integrity reserve study must cover for condominium buildings three habitable stories or higher. We can inspect the roof and give the association a written proposal if the study or an engineer flags it. Your association's attorney and engineer should confirm compliance details.
Do you handle condominium roof repair, not just replacement?
Yes. Leaks, cracked or slipped tiles, failed flashing, pipe boots and flat-roof membrane problems are often repairable on one building or section. We tell the board honestly when repair is enough and when replacement makes more sense.
Do I need a permit to replace my roof in Florida?
Yes. A re-roof in Florida requires a building permit from the local building department, such as the City of Fort Myers, City of Cape Coral, Lee County or Collier County, depending on where the home is. The permit comes with required inspections during and after the job. As a licensed roofing contractor, we pull the permit and schedule the inspections.
