Flat and low-slope commercial roofs
Most commercial buildings have flat or low-slope roofs, and those roofs fail differently from a house. Water drains slowly, rooftop equipment adds penetrations, and parapet walls and scuppers need careful flashing. The most common problems we see are ponding water, open seams and leaks around rooftop units. Should we repair or replace our commercial roof?
If the problems are limited to seams, flashing or a few penetrations and the rest of the roof is sound, repair usually makes sense. Widespread ponding, wet insulation or repeated leaks across the roof point to replacement. The inspection tells you which.
Do I need a permit to replace my roof in Florida?
Yes. A re-roof in Florida requires a building permit from the local building department, such as the City of Fort Myers, City of Cape Coral, Lee County or Collier County, depending on where the home is. The permit comes with required inspections during and after the job. As a licensed roofing contractor, we pull the permit and schedule the inspections.
